We are committed to promptly addressing maintenance requests and ensuring your property remains in excellent condition. To achieve this, we work with a network of trusted vendors who have a proven track record of delivering high-quality service. Tenants are encouraged to perform basic troubleshooting, such as checking breakers or reset buttons, before submitting a maintenance request.

Our Maintenance Process

1. Submitting Repair Requests:
   • Tenants can submit repair requests through email/ WhatsApp/ Phone
   • Non-emergency repairs may be scheduled at a later day to ensure the convenience of the tenant and for cost efficiency.
2. Work Order Creation:
   • Each repair request is logged with details such as the date, time, and urgency of the issue.
3. Trusted Vendor Execution:
   • Repairs are carried out by experienced, third-party vendors.
   • Vendors consult with us before making alterations or purchasing materials, ensuring transparency and control.
4. Emergency Repairs:
   • For urgent issues, we recommend our owners authorize us for emergency repairs up to ₹2,500 without prior owner notification.
   • Any repairs over Rs. 2,500/ are carried out after the Owner’s approval.
   • Repairs exceeding ₹10,000 will involve obtaining multiple quotes for cost comparison and approval.
5. Owner Communication:
   • Owners are notified about all repairs, and they are welcome to provide input.
   • For significant repairs that exceed one month’s rent, the bill will be forwarded to the owner for direct payment.
6. Payment and Deduction:
   • Routine repair costs are deducted from the rent as applicable.
   • Owners can also choose to engage their preferred vendors to handle repairs if desired.

We provide convenient bill payment services for property-related expenses, ensuring your property is well-maintained and essential services remain uninterrupted. Payments will be processed as long as sufficient funds are available in your account, but they are limited to one month’s rent collected on your behalf.

Our services include managing payments for:

• Routine Maintenance
• Society/ RWA dues
• Maintenance during vacancy or if included in the rental agreement
• Property insurance premiums

How It Works

• Owners must provide a copy of the initial invoice for any recurring service.
• Alternatively, you can arrange to have the billing agency send bills directly to us at our office/ by email with your instructions to: [email protected]

Exclusions

To ensure transparency and focus on property management, we do not handle payments for:

• Mortgage installments

Our goal is to simplify property management for you by taking care of routine payments, ensuring your property remains in excellent condition while keeping you informed every step of the way.

We ensure timely and detailed reporting to keep you informed about your property’s financial performance. Reports are sent no later than the 10th day of each month, typically accompanying the rent payment and accounting for repairs and charges incurred through the end of the previous month. Statements are emailed for convenience.

What Your Monthly Statement Includes?

1. Financial Overview:
   • Cash flow: Total rental income collected
   • Expenses: Detailed breakdown of costs incurred, including any repairs and services (e.g., pool, lawn, utilities)
   • Funds distributed to you
   • Monthly management fee
2. Supporting Documentation:
   • Invoices for repairs or services
   • Receivable summary, including:
     • Tenant name and address
     • Rental rate
     • Rent paid and outstanding amounts
3. Payment by Direct Deposit
   • Direct Deposit: Through Bank Transfer, ensuring quick and secure transfer.

Move-In Evaluation

Before a new tenant occupies the property, our team conducts a comprehensive walkthrough to document its condition.

• What It Includes:
  • A detailed walkthrough form outlining the condition of each room.
  • High-resolution pictures capturing the state of appliances, bedrooms, bathrooms, and living areas.
  • A copy of the form is provided to the tenant, who has 7 days from the lease start date to report any additional pre-existing issues.
  • This form is signed by the tenant and serves as a reference for future evaluations, including security deposit accounting.

Move-Out Evaluation

Upon tenant move-out, we perform a thorough inspection to assess the property’s condition and identify any tenant-caused damages beyond normal wear and tear.

• Key Details:
  • The original move-in form and pictures are referenced during the evaluation.
  • A detailed report is created to determine necessary repairs.
  • While tenants are not required to be present, the process is fully documented for transparency.

Ongoing Property Condition Inspections
